The Director of Asset Management, Industrial will report to the Managing Director – Head of Industrial and will take a leading role in asset management and operations of industrial real estate assets across the Midwest and Eastern U.S. regions. A position requirement is that applicants have deep and numerous relationships within the industrial real estate industry and have the ability to further develop, expand and maintain external relationships with key market participants, investment sales, leasing brokers, industrial users/tenants and lenders.


  • Oversight of all leasing and property management third party vendor relationships for industrial assets in the Midwest and Eastern U.S. regions

  • Oversight of leasing strategy and capital expenditures budgets on an asset-by-asset basis for industrial assets in the Midwest and Eastern U.S. regions Evaluates investments and investment returns based on discounted cash flows, return on cost, development spreads and third-party leverage; analysis also to include impact of value-added opportunities, leverage, tax, and joint venture structures.

  • Develop, expand and maintain external relationships with key market participants, real estate decision-makers within key tenant organizations, investment sales, leasing brokers and lenders.

  • Ability to lead internal disciplines and develop strong relationships with these business partners.

  • Ability and willingness to advocate a reasoned point of view and engage in an honest and fact based debate with senior leadership in a public forum when appropriate.

  • Maintains complete and current knowledge of industrial market fundamentals throughout Texas and South U.S. region and works with Head of Industrial Sector in the execution of operating, leasing and development investment strategy.

  • Prepares and oversees all investment authorizations and assures that all financial, market and risk analysis is correct and accurate.

  • Understands and keeps abreast of market dynamics and trends and seeks the input of research and other professionals in all analytic activities;

  • Monitors and analyzes economic, legal, political and market conditions within assigned areas.

  • Oversees (or undertakes directly) the coordination and compliance with all requirements for closing and execution of lease transactions

  • Acts as a resource to junior members of the team and provides mentoring support and guidance as a means of demonstrating leadership awareness.

  • Evaluates and structures opportunities for joint ventures in industrial developments within target markets



  • BA or BS required.

  • Minimum of 6-10 years of industrial real estate asset management and transaction relatedexperience, including soliciting, analyzing, negotiating, and executing commercial real estate leases in industrial real estate

  • Possesses strong knowledge of industrial real estate, economics, finance, valuation, and private equity, financing, accounting and legal structures.

  • Position requires advanced analytical/reasoning skills to analyze disparate information flows based on market specific practice into a meaningful, relative-value basis. Requiresadvanced reasoning skillsto effectively and timely identifyviable leasing opportunities which meet the long and short-term goals of multiple investor clients.

  • Experienced and proficient in Argus Enterprise, Yardi and Excel.

  • Demonstrated ability to operate independently in sourcing, underwriting and negotiating lease transactions. Strongwritten and verbal presentation skills that are directed to internal and external clients.

  • Possess a developing knowledge of the process of operating and investing in institutional quality real estateon a global basis

  • Possess meaningful experience and strong knowledge in annual property level budgeting and annual tenant operating expense reconciliation processes

  • Strong networking skills including but not limitedto; Working closelywith the brokeragecommunity, direct sellersof real estate and joint venture partners to identify investment opportunities.

  • Experience making leasing, management and capital recommendations to senior investment professionals and/or investment committees and clients; strengthens existing relationships.

  • Demonstrated consistently solidjudgment regarding deals,people and situations.

  • Willingness and ability to travel up to 35%.


  • MBA or MS preferred.

  • CPA or CFA a plus.

  • Experience operating in and transacting in Midwest and Eastern U.S. markets preferred with an emphasis on industrial experience in Chicago, Florida, New Jersey and Atlanta markets.

  • Development and Operating joint venture and disposition experience preferred.

  • Ability to work in a team contextand under pressureof tight deadlines, uncertain information and with limitedresources; ability to manage time efficiently and to adapt to changing priorities as set by senior members of Global Real Estate.
