Nuveen Investments Senior Director, Debt Originations in Dallas, Texas
Directs and oversees business development and business operations for debt investments in transitions/value-add and opportunistic properties. Leads the origination process by sourcing, analyzing, structuring, and closing transactions. Â
Key Responsibilities and Duties
Ensures thorough analysis for new real estate property investments, including discounted cash flows, financial and credit analysis of properties, locations, markets, borrowers, and other due diligence.
Manages business relationships with borrowers and other direct deal sources, including other market participants with whom Nuveen Real Estate might participate in various âclub-deal,â co-lending, and senior/subordinate structures.
Presents transactions or holdings for review and approval to the appropriate oversight committee.
Generates documentation related to transactions including credit committee presentations, loan applications, term sheets and other associated documents.
Leads the negotiation of transaction documentation for closing transactions.
Coordinates the investment process with Real Estate Portfolio Management and monitors the investment performance in order to make portfolio recommendations.
Directs work efforts, monitors recruitment efforts, resolves client and employee issues, and addresses internal operational issues.
Represents business in appropriate professional and community organizations.Â

Required:
- 5 years of commercial mortgage lending or related Real Estate capital markets experience

Bachelorâs degree in Finance, Real Estate Investments, or Economics
MBA or CFA preferred
Potential Salary: $204,000.00 USD
Actual base salary may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location. In addition to base salary, the competitive compensation package may include, depending on the role, participation in an incentive program linked to performance (for example, annual discretionary incentive programs, non-annual sales incentive plans, or other non-annual incentive plans).Â
