Nuveen Investments Asset Manager in Gearhart, Oregon

Nuveen Natural Capital’s Investment & Property Management teams work together to maximize the value of every acre under Nuveen Natural Capital’s management through active end-to-end portfolio management. The Investment & Property Management teams are responsible for capturing value through acquisitions and divestitures of real assets, forest products and creating value through nature-based climate solutions. Specifically, the Asset Manager has a responsibility to identify and realize opportunities to enhance the returns on individual assets we manage.

Nuveen Natural Capital is seeking an Asset Manager for its Nuveen Global Timber Fund (“NGTF”), currently with timberland assets in the Pacific Northwest and Atlantic Coast regions. We are looking for an individual who is open minded to various outcomes, is results oriented, and has a strong sense of accountability for maximizing the value of the timberland portfolio. This Manager will play a critical role in developing strong, positive partnerships with internal and external stakeholders to execute the timberland asset management plan. The ideal candidate is collaborative, driven, and entrepreneurial. To be successful as the NGTF Asset Manager, individuals must be able to build strong relationships with internal and external parties, possess critical thinking skills identify analyze, and execute on unique opportunities that drive value creation.

As the NGTF Asset Manager, this position reports to the Head of Timberland Investments.

Key Responsibilities and Duties

  • Engage in the strategy and planning for asset value optimization and lead internal process to identify and maximize the value of every acre of Nuveen Natural Capital’s land portfolio. This is a highly interactive process and acts as the bridge between investment management and timberland operations.

  • Lead the development of annual and long-term plans to deliver on business objectives.

  • Accountable for execution of annual and long-term plans

  • Develop and manage a portfolio of opportunities to capture additional values and achieve annual targets.

  • Develop and leverage a “best in class” third party consultant network to assist in executing all asset plans.

  • Partner with in-house legal team to generate sales contracts in alignment with agreed upon terms and conditions.

  • Coordinate with Investment & Portfolio Management, Finance, Sustainability, Legal and potentially third-party consultants to ensure appropriate valuations and the best execution plan on all asset types.

  • Develop working relationships with conservation partners and nature-based solutions firms to build a pipeline of opportunities.

Required Qualifications:

  • 5+ Years’ experience in timberland asset management

Desired Qualifications:

  • 7+ Years’ experience in timberland asset management

  • Bachelor's degree in Forestry, Business, Engineering, or related discipline

  • Advanced degree in Forestry, Business, Engineering, or related discipline

  • Ability to manage programs/processes to execute strategic goals

  • Demonstrated financial acumen to evaluate various alternative land use scenarios and determine a parcel’s optimal economic value.

  • Willingness to travel for multiple days approximately 25% of the time. Travel will primarily be domestic

Base Pay Range: $127,500/yr. - $212,500/yr.

Actual base salary may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location. In addition to base salary, the competitive compensation package may include, depending on the role, participation in an incentive program linked to performance (for example, annual discretionary incentive programs, non-annual sales incentive plans, or other non-annual incentive plans).Â
