Nuveen Investments Analyst, Retail- Nuveen Real Estate in New York, New York

The Nuveen Retail Sector Team has the responsibility of overseeing the financial, operational, leasing and capital matters for a retail portfolio consisting of urban assets, grocery anchored centers, lifestyle centers, power centers and regional malls. The Nuveen Retail Sector Team works closely with Portfolio Management to execute the various fund mandates including developing hold/sell analyses and conceiving and executing the corresponding asset level strategy.

The Retail Analyst will support the asset management team as well as play a role in the capital markets side of the business assisting with acquisitions, dispositions and financings. The primary role will be on the asset management side of the business where the analyst will play a key role in assisting in the management of real estate across multiple retail property sub-types. Applicants should have a solid foundation in real estate financial analytics and have a basic understanding of the underlying retail industry and its ongoing evolution.

Key Responsibilities and Duties:

  • Support retail team in oversight of financial, operational, leasing and capital matters for a retail portfolio including urban assets, regional malls and open air centers.

  • Interface with third party service providers including property managers, leasing brokers, development personnel, and/or joint venture partners to execute on property level business plans

  • Review and analyze economics of leasing deals and perform comparative analysis to budget and appraisal.

  • Participate in the timely production of reports that keep Senior Management and Corporate Governance apprised of changes in property fundamentals and competitive positioning.

  • Support retail team in the preparation of annual asset business plans, operating budgets and capital budgets as well as monitor actual performance against these budgets throughout the year.

  • Assist in the production of annual sell/hold assessments and assist in presenting recommendations to Portfolio Management and third party investors.

  • Coordinate on a quarterly basis with internal and third party appraisers.

  • Develop external relationships with key market participants, investment sales, leasing brokers and lenders with emphasis on the major US retail markets

  • Use market data tools to conduct research and perform analysis as needed to support the broader retail investments team

  • Support retail team in evaluating investments and investment returns by using market knowledge to project future cash flows and perform IRR analyses as well as assess other financial metrics

  • Prepare internal investment memorandums and present investment cases to seek required approval of various Nuveen stakeholders

  • Maintain knowledge of fund investment strategies and work with the retail team in the executing annual asset business plans.

  • Work with Senior Leadership on cross-functional teams to implement retail specific initiatives across the broader Nuveen platform

Preferred Qualifications:

  • One to three years real estate investment or management related experience

  • Bachelor's degree with emphasis in real estate and/or finance

  • Financial modeling and cash flow analysis skills (Argus)

  • Exposure and/or experience with the retail leasing function

  • Very strong analytical and quantitative skills

  • Strong written and verbal presentation skills that are directed to internal and external clients

  • Ability to thrive in a team environment and work well under pressure to ensure best execution

  • Creative thinker willing to take and defend positions that may be at times contrary to conventional wisdom

  • Software skills: Proficiency in Argus and Microsoft (including Excel, Word and PowerPoint), Yardi

Potential Salary: $80,000.00 USD

Actual base salary may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location. In addition to base salary, the competitive compensation package may include, depending on the role, participation in an incentive program linked to performance (for example, annual discretionary incentive programs, non-annual sales incentive plans, or other non-annual incentive plans).
