Associate Director, CPACE Transaction Management
Nuveen Green Capital finances clean energy retrofits and clean new construction on commercial buildings through an innovative program called C-PACE (Commercial Property Assessed Clean Energy). C-PACE is a public-private financing mechanism through which private lenders provide low-cost, long-term funding for energy efficiency, renewable energy and water conservation projects in commercial properties. C-PACE financing is repaid as an assessment on the property's regular tax bill and processed the same way as other local public benefit assessments have been for decades. C-PACE is gaining traction among real estate owners and developers who are incorporating this specialty financing into their capital stacks.
The Associate Director, CPACE Transaction Management plays a critical role in all aspects of project development, including the support of loan origination, transaction management, and underwriting. They will support Nuveen Green Capital as it advances complex commercial projects through to completion. Key Responsibilities and Duties
Going above and beyond to ensure a positive customer experience, creatively solving challenging problems, and enthusiastically supporting Nuveen Green Capital’s mission to be the Lender of Choice for our clients and partners.
Preparing term sheets for early-stage deals and assisting with presentation materials when needed.
Leveraging third-party market research, such as CoStar, to support underwriting assumptions.
Identifying transaction risks and tracking exceptions to Nuveen Green Capital’s underwriting criteria.
Interfacing with Nuveen Green Capital’s credit team and capital markets team to strategize, troubleshoot deals and obtain approvals.
Completing loan files accurately and thoroughly.
Independently managing a diverse pipeline of C-PACE projects of various complexity, from term sheet to close.
Communicating internally with originations, credit, capital markets, legal, and asset management teams and externally with clients, partners and third-party service providers to keep the deal team on track for key milestones and closing.
Diligently working to ensure seamless execution and closing of large financing opportunities.
Working with mortgage holders and prospective mortgage lenders to expand C-PACE awareness in the market and gain consent for C-PACE financing.
Developing relationships with developers, building owners, and other industry stakeholders.
Leading client meetings and prospecting conversations, independently sourcing new business.
Increasing market awareness of Nuveen Green Capital Partners with the finance team and technical reviewers; obtains financial and technical documentation related to C-PACE projects.

Base Pay Range: $118,100/yr. - $165,000/yr.
Actual base salary may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location. In addition to base salary, the competitive compensation package may include, depending on the role, participation in an incentive program linked to performance (for example, annual discretionary incentive programs, non-annual sales incentive plans, or other non-annual incentive plans).
