Wealth Distribution Workplace Optimization

The Wealth Distribution Workplace Optimization Field Director works on a team that is responsible for executing the design and occupancy property strategy for wealth distribution. The role will report into the Sr. Director, Wealth Distribution Workplace Optimization, will be assigned to a region, and will work with a team of field directors and the enterprise Real Estate Strategy and Facilities Management teams to manage lease transactions and administration and ensure that workplace physical environments align with TIAA's overall space strategy to drive associate productivity and job satisfaction to maximize associate experience and efficiency.

Key Responsibilities and Duties

  • Interact with regional wealth distribution leaders and the Head of Workplace Optimization to understand business needs and space challenges.

  • Able to efficiently generate analysis of needs in their assigned region against broader business objectives which will help to provide financial view to ensure alignment with enterprise strategy and expected results.

  • Effectively partners with workplace optimization team members in other regions, with leaders, and staff assigned to their region and with the real estate strategy and facilities management teams to accomplish goals.

  • Maintains budgets for assigned projects, working to stay within guidelines and allowances.

  • Develops a regular cadence with the Head of Workplace Optimization and other team members to provide status updates, challenges, and variances to budgets on assigned projects.

  • Supports implementation of new leasing and renewal projects, working closely with the Head of Workplace Optimization on the negotiations associated with leases and lease administration, along with aligning with construction and facilities teams on occupancy and design perspective for all assigned existing and upcoming offices.

  • 7+ years of preferred experience includes:

  • Demonstrated Workplace/Real Estate Planning experience on executing Retail/Office Real Estate projects

  • Leasing/Transaction management experience including site identification, negotiation and term sheet experience, and market analysis

  • Design and construction experience including working with architecture teams designing space test fits and construction/facilities teams coordinating construction through turnover activities.

  • Project Management and coordination of real estate activities related to turnover of new office openings, closures, and BAU management of real estate portfolio needs

  • Strong relationship management skills and ability to influence senior leadership workplace decisions

  • Financial and business analysis, location strategy, data/analytics, and executive presentation skills

  • Track record of progressive leadership development with increased responsibility in each role

  • Ability to travel up to 50%

Location: This position is deemed Hybrid Flex which means this position will not be a fully remote position but will allow for some flexibility. We will advertise 3 positions in total based on geography. This position will be associated with the following TIAA metropolitan marketplaces or offices: New York City; Charlotte, NC; Atlanta, GA; Chicago, IL; Dallas/Frisco, TX; Tampa, FL

Base Pay Range: $136,700/yr. - $192,800/yr.

Actual base salary may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location. In addition to base salary, the competitive compensation package may include, depending on the role, participation in an incentive program linked to performance (for example, annual discretionary incentive programs, non-annual sales incentive plans, or other non-annual incentive plans).
