Nuveen Investments Fund Finance - Assistant Finance Manager, Based in Singapore in Singapore, Singapore

The APAC Fund Finance team supports the growing Asia Pacific real estate investment management business.  The team of nine staff currently provides the accounting and finance function across six funds and multiple separate accounts, with an AUM totalling approx. $6.2 billion.

The role is primarily responsible for working closely with the Finance Manager to ensure proper financial management of a new fund focused on senior housing and alternative living sectors in Japan.Â

The day-to-day financial operations of the fund are outsourced to a local provider. The successful candidate will be responsible for oversight of that outsourcing, the reporting to investors and will potentially be involved in the day-to-day financial management of some segregated account assets in Japan.  This person will provide support to the Fund Manager and will have indirect management of third-party service providers in Singapore and Tokyo.

Additional responsibilities for certain projects, assets or processes may also be required.

Main Duties and ResponsibilitiesÂ

  • Oversight of audit processes throughout the fund structure and ensure compliance with audit regulations and other internal procedures.

  • Oversight and management of outsource providers and liaising with corporate secretary to prepare board resolutions.

  • Ensure accurate and timely completion of deliverables such as NAV reports, capital call notices, capital distribution notices, investor capital account statements and investor reports/questionnaires.

  • Assist in calculating unlevered and levered, gross and net portfolio performance returns and property internal rates of return.

  • Supporting the Fund manager in fund operations budgeting and transaction appraisals.

  • Supporting the tax compliance and tax filing process.

  • Ensure compliance with treasury debt reporting.

  • Liaising with members of the wider Nuveen Real Estate team to deliver process standardisation and efficiencies.

  • Supporting wider Nuveen Real Estate initiatives, such as systems integration

  • Providing assistance to other parts of the broader Fund Finance team and Fund Manager as required.

Technical Skills & Qualifications Required

  • Qualified accountant (ACA/ACCA/CIMA/CA or equivalent)

  • Strong technical IFRS and SFRS knowledge.

  • Good knowledge of MS Office, Excel, Word, Outlook skills

  • Experience in managing external service providers and interacting with external auditors would be a benefit

  • Knowledge of Japanese GAAP and INREV would be helpful

  • Japanese language skills would be a strong advantage

  • Interacts and builds relationships with external business partners to achieve desirable outcomes, projects a positive and professional demeanour and acts as a role model for the team.

  • Team player – close liaison with fund management and other areas of the finance and operations team, as well as external advisors
